Building Regulation Charges
Fees are payable on all Building Regulation applications.
Below is brief guidance on how to calculate fees for certain types of work.
Schedule One Charges:
These are the charges for certain new dwellings. For these charges to apply the dwelling should:
- Have an internal floor area which does not exceed 300m2 (excluding any garage or car port); and
- Have no more than three storeys (each basement level is classed as one storey).
In any other case Schedule Three charges apply.
Schedule Two Charges:
These are the charges for extensions to dwellings. 'Extensions' includes garages, car ports, loft conversions, kitchen/lounge extensions etc.
If the work consists of more than one extension to a dwelling the floor areas of each extension should be added together and the fee based on the total area.
Loft conversions within existing dwellings attract a discounted fee. This fee is shown in brackets under the standard fee on the charges sheet.
If the extension(s) exceed 60m2 or three storeys in height then Schedule Three charges apply.
Schedule Three Charges:
These are the fees for any other domestic work not covered by Schedules One and Two above, and ALL commercial works.
The payable fee is calculated using a sliding scale based on the estimated cost of the works. The estimate should be what a builder would charge, including labour and excluding VAT. Even when the works are to be carried out as DIY, a builders estimate must be used for the obtaining the relevant charges.
NB: If you are carrying out works on a domestic properly which fall under Schedule Three of the charges, but you are also extending the property as detailed under Schedule Two, you may be entitled to a 50% discount on the Schedule Three charge.
